How owners can earn
Rental income. Long-term lets. Gross yield is yearly rent divided by price. Net yield is yearly rent less service charge, divided by price. The table below shows published estimates.
Holiday letting. Short stays need a holiday home permit from the Dubai Department of Economy and Tourism, with conditions. Dubai Department of Economy and Tourism
Off-plan with a payment plan. Money goes out in stages, not all at once. Resale of a home still being built is by assignment, and only after the developer's required percentage has been paid, under Dubai Land Department rules. Dubai Land Department
Post-handover plans. Some plans spread part of the price over years after handover. KORE by Imtiaz, plan 2, spreads 40% over 3 years.
Tax and rules. The UAE charges no personal income tax. No capital gains tax applies to individuals on the sale of property, to be confirmed with a tax adviser. A 4% Dubai Land Department fee applies on purchase. Foreign buyers own freehold. A property investment of AED 2 million (about US$ 545,000) or more may qualify for the Golden Visa. The dirham is fixed to the US dollar at AED 3.6725. UAE Government portal
These are broker, portal and market-guide figures, and the Land Department publishes no yield table by area. The sources differ, so ranges are shown, not one number. They are not Dubai Land Department publications. Net yields usually sit 1.5 to 2.5 points below gross after service charge and empty months. Live rents are on the Property Monitor, Bayut and Property Finder indices.
Indicative return calculator
Gross yield
Net yield
Cash paid by handover, with the 4% fee
Net rent on cash paid
How the figures are made: gross yield = rent / price. Net yield = (rent - service charge) / price. Cash paid = price x share paid + 4% of the price. Net rent on cash paid = (rent - service charge) / cash paid. The examples use sourced rents applied to the actual price: KORE, AED 38,000 a year, within the recorded Dubai Land Residence Complex studio leases; Hillcrest, AED 48,000 a year, the low end of the Arjan studio average. The service charge is AED 14 per sq ft a year, the middle of the AED 10 to 18 Arjan range (406 and 360 sq ft); no figure was found for Dubai Land Residence Complex, so the Arjan range stands in. The villa example applies the 4.2% citywide villa yield to the price and uses a placeholder service charge of US$ 3,000, and it is not a rent quote for that project. The sales offer states the real service charge and the broker the real rent. No empty months, repairs or management fees are included. Indicative, not guaranteed. No return, rent or price rise is promised.
Within reach
A whole home can feel out of reach on a middle income. These are plain ways to look at the cost. Each has an example and its limits. This is information only, not advice.
Small monthly payments
Some homes sell on a long plan: a small booking, then a payment each month. Rent after handover can pay part of it.
1
BookPay a small booking, for example 10%
2
Pay monthlyPay 1% of the price a month for 80 months
3

Example. A studio at US$ 187,611 (TTD 1,269,074): booking and fee about US$ 26,265 (TTD 177,670), then about US$ 1,876 (TTD 12,691) a month. Rent in the same area would cover about 46% of the monthly payment. Rent is an illustration, not a promise.

Safety rules. The Property Machine holds no money, runs no scheme, gives no advice and holds no real estate licence. Each buyer pays the developer's escrow account directly, under an own contract. No return is guaranteed. Sending money abroad can need central bank permission or reporting in some countries, and a buyer's own country may tax foreign property and rent. A 15-minute intro chat with The Property Machine.
A purchase timeline within 90 days and the funding route: own funds, bank financing or sale of an asset.
An agreed booking time, with a calendar confirmation and reminders.
A refundable reservation with the licensed partner broker is a further strong signal. The Property Machine collects no money from buyers.
Limits

FAQ
Answers for buyers, short and sourced where factual. Information only.
Safety and the conflict
A regional conflict began on 28 February 2026. Dubai airports, tourism and property sales fell in the spring and have risen each month since March. Government travel advice calls the region unpredictable. The dated figures and the advice pages are in the Dubai today section above. The decision to buy is the buyer's, taken with those facts.
Foreign ownership
Foreign nationals can own freehold homes in Dubai's designated areas under Dubai Law No. 7 of 2006. Dubai Land Department
Title deed
On completion the sale is registered at the Dubai Land Department and the title deed is issued in the owner's name. Dubai Land Department
Developer failure or delay
Payments for homes being built sit in an escrow account under Dubai Law No. 8 of 2007 and are released as building progresses. A delay is handled under the sales agreement and Dubai property law. A lawyer reads the agreement before signing. Dubai Land Department
Escrow and who holds the money
Escrow is a bank account opened for one project and registered with the Dubai Land Department. The sales agreement names the account. The buyer pays only into that account. Dubai Land Department
Deposit protection
Booking payments for homes being built go into the project escrow account. What happens to a deposit on cancellation is set out in the sales agreement and differs by developer. The agreement is read before the booking payment.
Checking the developer
Registered developers and projects appear in the Dubai Land Department register. The broker supplies the developer's registration and the project number. Both are checked there before any payment. Dubai Land Department
Checking the project
Each project has a registration number and a named escrow account. The sales offer shows both. The buyer asks for them in writing. Dubai Land Department
Checking the broker
A licensed broker holds a Dubai Land Department broker licence and puts an advertising permit number and QR code on every advert. Both can be verified with the Land Department. Dubai Land Department
Payment plan
A payment plan splits the price into instalments: a booking payment, payments during construction and a final payment on handover. The cards above show each plan as a bar. The amounts and dates are those of the developer.
Missed payment
The sales agreement sets the penalty for a late instalment, which can include charges or cancellation. The terms are read before signing.
Fees and taxes
The Dubai Land Department fee is 4% of the price. Some developers add an admin fee (AED 5,000 appears in one plan). The sales offer lists the registration fee and the yearly service charge. The UAE charges no personal income tax. Dubai Land Department
Paying from the Caribbean
Payment goes by international bank transfer in US dollars. The bank sends a SWIFT transfer to the escrow account named in the sales agreement. The country panel above shows the steps for each country.
Bank delays and checks
Some banks ask for documents on a large international transfer or take extra days. Telling the bank in advance, and keeping the booking confirmation and the source-of-funds papers ready, shortens the process.
Currency and the dollar link
Prices are set in dirhams. The dirham is fixed to the US dollar at AED 3.6725. The buyer's own currency converts at the bank's rate on the day. Central Bank of the UAE
Time to complete
Booking takes days once the papers are ready. The home is handed over on the developer's date, for example the 4th quarter of 2028 for KORE by Imtiaz. Dates are the developer's and can change.
Buying without travelling
The sales agreement can be signed online or through a Power of Attorney. No trip to Dubai is needed for the purchase.
Viewing the home
Developer renders, floor plans and video tours are on this page. Further video walkthroughs are sent on request. Visits can be arranged for a later trip.
Rental income
An owner can let the home after handover. Rents depend on the building and the market, and no rent is promised.
Property management
Licensed property management companies handle letting, tenants and maintenance for a fee. Options are sent on request.
Service charges
Each building charges a yearly service charge set under Dubai's jointly owned property law (Law No. 6 of 2019). The sales offer gives the estimate. Dubai Land Department
Selling and exit
An owner sells through a licensed broker. Resale of a home still being built depends on the developer's rules and the share of the price already paid. A transfer fee of 4% applies at the Land Department.
Resale values
No resale value is promised. Past prices do not guarantee future prices. The Land Department publishes transaction data. Dubai Land Department
Mortgages for non-residents
Some UAE banks lend to non-residents on their own conditions. A mortgage on a home being built is less common than on a finished home. See the financing page.
Golden Visa and residence
A property investment of AED 2 million or more may qualify for the long-term Golden Visa. Owning a home does not by itself give residence. Conditions are on the official portal. UAE Government portal
An owner can register a will for UAE assets, for example through the DIFC Wills Service. Succession rules differ by owner. A lawyer advises. DIFC
Scam protection
Warning signs: a request to pay a personal account, a project with no registration number, pressure to pay today, and an advert with no permit QR code. Payment goes only to the escrow account named in the sales agreement.
Cancellation
Cancellation terms sit in the sales agreement and differ by developer. The agreement is read, and questions are asked, before the booking payment.
Documents needed
A passport copy, proof of address and the source of the funds. A short form with the full list comes with the plan.
Off-plan and finished homes
Off-plan homes use payment plans. Finished homes usually need full payment or a mortgage, with less payment flexibility.
Use of personal data
The form goes to The Property Machine and to the licensed partner broker for the chosen home. The data is not sold to anyone else.
Speaking to a person
The WhatsApp button reaches The Property Machine's business number. The form brings a reply by email or phone, usually within one working day.
